Commissioning for new construction

Salas O’Brien Common Sense Commissioning Process results in a building that operates as intended from Day One of Occupancy.  It involves thoroughly understanding the project’s goals and Owner’s intention and developing a comprehensive plan to achieve those goals and meet the owner’s expectations. We provide the necessary leadership throughout the project, as a third-party independent team member, to ensure that systems are designed, installed, tested and are capable of being operated and maintained according to the Owner’s operational needs.

Existing building commissioning (EBCx)

Our Existing Building Commissioning services ensure the building equipment and systems are operating optimally to meet current occupant needs resulting in reduce utility costs, enhance property values, reduced repair and replacement costs, and an increased building’s energy performance.  We focus on identifying “low cost/no cost” operational improvements given the building’s current usage to obtain comfort and energy savings.  Our team identifies Facility Improvement Measures (FIM) complete with payback information and work with you on an Implementation plan that suits your budget and schedule.  We follow up by commissioning the implementation measures and working with the facilities team to ensure the building systems are operating as intended and the energy savings are realized.

Building enclosure commissioning (BECx)

A building’s envelope plays a major role in the overall building energy use.  Air leakage, improper insulation, incorrectly applied sealants, can all lead to air and water leakage that not only increase energy usage, but can cause costly damage as well.  Our BECx Team will apply our Common Sense Commissioning® approach to the your buildings enclosure ensuring that the system was designed, installed and is functioning as it is intended, reducing your energy use for the lifetime of the building.

Monitoring-based commissioning (MBCx)
