Total Cost of Ownership

Salas O’Brien provided Total Cost of Ownership (TCO) optimization services to the National Institute of Standards and Technology (NIST), focusing on its real property facilities. Our team developed a comprehensive TCO structure and policy and piloted its implementation in Building 220, a sizeable general-purpose laboratory on the campus. The key deliverables included a tiered preventive maintenance plan, asset inventory validation, and life cycle cost analysis. We also assessed alternative computerized maintenance management systems and recommended condition-based monitoring and predictive maintenance strategies.

The project delivered significant value to NIST by providing a holistic view of operational and maintenance costs, enabling more precise resource allocation and strategic planning. Our standardized maintenance practices and improved asset management recommendations enhanced operational efficiency and supported NIST’s mission to maintain safe, reliable, and energy-efficient facilities.
