Salas O’Brien provided structural engineering design, including modular and site framing for Virginia Street Studios, a 301-unit senior affordable housing community with a single-level concrete podium. Our client required a cost-effective approach to integrate 160 volumetric modules from Autovol’s automated factory with on-site stick-built elements while addressing urban site constraints and an expedited schedule.

Our team designed precise framing, podium and lateral load paths, and connection details that expedited crane installation, enhanced seismic performance, and integrated mechanical, electrical, plumbing, and architectural systems. By synchronizing modular and site-built components, we delivered high-quality, senior-focused housing more rapidly, with minimal site disruption and construction waste.
