5420 Sunset Mixed-Use Development

Salas O’Brien was engaged early during the conceptual design stage of the project to provide proactive analysis and design recommendations for the luxury mixed-use development. The landmark project, located on Sunset Blvd. with views of the Hollywood sign, includes 735 residential units, landscaped courts, a resort-style pool, and 694,000 square feet of parking, as well as retail spaces featuring an upscale grocer and dining. Our team guided critical design decisions, championing a high-efficiency mini-split system to improve energy performance, achieve operational savings, and reduce construction costs by eliminating ductwork. Additionally, by switching condensate drains from copper to PVC and domestic water piping from copper to PEX and stainless steel, we enhanced the installation speed and reduced costs without sacrificing durability. Rainwater harvesting used Bio Clean Downspout Filters to capture debris before discharge into the cistern, simplifying installation and maintenance while supporting sustainability and reuse goals.
