Construction Defect Evaluation on a Multi-Million Dollar Estate Home

Salas O’Brien conducted an investigation into construction defects in a high-value custom residence, uncovering issues related to moisture intrusion and structural damage beneath various exterior claddings. Allegations included building code violations and fraudulent practices complicated by custom features and post-construction modifications. Our team analyzed builder documentation and historical imagery and conducted destructive testing on 15 building sections. The opposing expert misinterpreted the construction execution, leading to confusion and unnecessary remediation proposals. Rather than systemic issues, defects were linked to localized factors and outdated building codes.

The investigation highlighted the importance of aligning construction practices with evolving building science, assessing post-construction alterations, and avoiding excessive testing. The findings guide improving future construction practices by identifying root causes and clarifying
misunderstandings.
