Safe, innovative structural design enhances California’s first all-electric life science hub

All-Electric Life Science Campus
The new Avia Labs facility at Millbrae Station is California’s first all-electric life science campus. The six-story building provides approximately 50% Class A office and 50% lab space. The state-of-the-art facility is adjacent to the Millbrae Transit Center, one of the largest public transportation hubs on the West Coast, and the San Francisco International Airport.
Salas O’Brien provided structural engineering and consulting for the Avia Labs project. The facility includes six stories of future lab and office space above grade with two basement levels of parking below grade. Our scope includes the design of the shell and core. What makes the building design unique is the use of an eccentric core where the shearwalls are located. This approach offsets the walls from the middle of the floor plate but also keeps them off of the perimeter of the building, which maintains the open, exterior views while maximizing unobstructed tenant space.
