Affordable Housing Community

Salas O’Brien designed the structural engineering for modular framing, site framing, foundations, and miscellaneous site components at Lemos Pointe Apartments. This 186‑unit affordable housing community features eight three-story buildings with a variety of floor plans, ranging from efficient studios to roomy three-bedroom apartments. The building uses volumetric modular units fabricated at Autovol’s Nampa plant, then crane‑set into place on site‑built foundations. We designed the structural system to efficiently transfer gravity and lateral loads from three‑story modular buildings while integrating shared amenities, including a community room, fitness center, playground, and half‑basketball court.

Our team closely coordinated with the modular manufacturer and general contractor to support rapid assembly, reduce on‑site risk, and deliver a resilient, cost‑effective structure that enables high‑quality, affordable housing.
