Their challenge
Our client wanted to create a residential high-rise that reflected the urban lifestyles of young working professionals. Located within the River North District, this high-rise would possess a distinctive profile, and our client wanted the system designs to be environmentally friendly and sustainable to support this profile. In addition, the structural design would need to give an airy, lightweight feel, and the layout design would also need to include retail space, parking space, and other amenities.
Our solution
Salas O’Brien provided full mechanical, electrical, plumbing, and fire protection engineering design services for this 32-story, 394-square-foot building. Our team performed energy studies to maximize efficiencies and to demonstrate energy savings above American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) standards. Our design accommodates 249 one and two-bedroom units and studios, 30,000 square feet of retail space, and 89,000 square feet of parking space. Amenities include an outdoor fire pit lounge and garden, an internet lounge, a media room, a dog run, a pool terrace, a catering kitchen, and a 24-hour fitness center.
The results
In line with our client’s goals, this finished building features post-tensioned concrete, a blue tinted window-wall facade, floor-to-ceiling windows, bamboo floors, exposed ductwork, and nine-foot ceilings, giving an airy, modern feel while still incorporating highly efficient, sustainable support systems. Our engineering design services helped this building achieve LEED certification.
