With downtown Chicago condominium prices slowly but surely recovering from a crash, our client wanted to jump on the opportunity to introduce some vibrant new living spaces to the condo market on the block. Our team was engaged to design a 24-story mixed-use building to house 71 units, retail space, parking, and outdoor amenities. Our client also wanted the property brought up to par with LEED certification and quality materials.
Our team rose to the challenge, providing all mechanical, electrical, plumbing, and fire protection design services for this 306,000-square-foot building. To meet our client’s goal for a mixed-use space, our design for this project included 24 stories featuring 21 floors of 2-3 bedroom condominiums with large private balconies, two future retail spaces of 16,000 square feet, an amenities floor featuring an outdoor pool and terrace area, and 71 parking spaces across two floors of parking. As a special perk for our client’s customers, our design arranged for 57 of those spaces to include a lift for residents with second cars to park.
Our team’s design for this LEED-certified mixed-use, residential and retail development space successfully met our client’s needs and goals. Thanks to our team’s eye for quality detail, this new, modernized space at the corner of Huron and Orleans is already moving forward, with several units already under contract.
