Their challenge

Conveniently located in the flourishing West Loop neighborhood, this original building had a lot of future potential when our client purchased it. Our client wanted to not only keep up with, but also stay ahead of the explosion of residential space in Chicago’s West Loop. To do so, the company brought in Salas O’Brien to design a solution that would allow our client to reach its development goals. The design needed to include construction of an attention-grabbing, mixed-use structure that could house a large number of modern residential units and amenities, a residential lobby, retail space, and parking. This new building also needed to meet LEED certification requirements.

Our solution

Meeting the challenge, Salas O’Brien developed and presented a detailed execution plan for this project, providing resources for the design of technology systems, including structured cabling, audiovisual, and security for this new West Loop high-rise. Following the client’s plans for a mixed-use building, our team designed the 30-story structure to include 300 residential rental units, each featuring a single floor plate layout. We then ensured that the ground floor included features such as a residential lobby, approximately 18,500 square feet of shell and core retail space, loading, and the back-of-house areas for mechanical and electrical equipment. In addition, our design provided 167,000 square feet of naturally ventilated parking on levels two through seven.
